Frequently asked questions
Mechanical and electrical (M&E) refer to the engineering systems and services that support the operation and function of a building or facility. In terms of fit-out and build, M&E systems and services include:
Mechanical systems: HVAC (heating, ventilation, and air conditioning), plumbing, fire suppression, and gas systems.
Electrical systems: Power distribution, lighting, fire alarm and security systems, data and communications systems.
M&E systems and services play a critical role in the comfort, safety, and functionality of a building. In a fit-out project, M&E services are integrated into the design and construction of a space to ensure they are tailored to the specific requirements of the project.
In a build project, M&E systems and services are designed and installed from scratch, taking into account the overall design of the building and the specific requirements of the occupants.
M&E services require specialist knowledge and expertise, and the successful delivery of M&E systems and services is a critical component of both fit-out and build projects.
When doing a fit-out project, there are several factors to consider from an M&E (mechanical and electrical) perspective, including:
Building services: Ensure that the existing building services (e.g. heating, ventilation, air conditioning, electrical and plumbing systems) are adequate for the new fit-out and are properly integrated into the new design.
Energy efficiency: Consider energy efficiency measures such as lighting controls, high-efficiency heating and cooling systems, and renewable energy sources.
Safety: Ensure that all M&E systems and services meet relevant safety and fire regulations, including fire alarms, smoke detection systems, and emergency lighting.
Lighting: Design the lighting scheme to provide the right level and type of light for the intended use of the space.
Acoustics: Consider acoustics to ensure a comfortable environment, especially in areas such as conference rooms, offices, and public spaces.
Accessibility: Ensure that all M&E systems and services are accessible for maintenance and repair, and comply with accessibility standards for disabled users.
Future-proofing: Consider future requirements and technology advancements when designing M&E systems, allowing for future upgrades and changes.
Cost: Consider the cost of M&E systems and services and ensure that the budget for the fit-out project allows for their installation and operation.
By considering these factors, you can ensure that the M&E systems and services in a fit-out project are designed and installed in a way that supports the functional and operational needs of the space and provides a comfortable, safe, and efficient environment for the occupants.
As a main contractor we undertake bot the design & install of mechanical & electrical installations. We have qualified Engineers to design our schemes to integrate the M&E services
The payment for the mechanical & electrical works is typically made by the owner, operator, or you the tenant of the building. Sometimes Landlords may fund some of the works though this would have to be established at the lease negotiation stage.
